Active asking prices in Sunset Beach run from about $189,000 for a mainland condominium to $7,595,000 oceanfront, with a median asking price of $370,000 across 198 active residential listings and a single-family median of $535,000, per the Coldwell Banker Sunset Beach search we read on September 29, 2026. The purchase price is the predictable part: what varies most between two Sunset Beach addresses is the cost of keeping the house, because the tax rate here is among the lowest on this coast and the wind and flood insurance is not.
Sunset Beach is two places joined by one bridge, and almost every cost question here resolves to which side you are asking about. The mainland is golf communities along NC 179, mostly outside the flood zone, and it is where the condominiums and most of the year-round inventory sit. The island, across the Mannon C. Gore Bridge, is beach houses, higher wind and flood exposure, and the prices that make the headlines.
We tell buyers to budget this purchase in three separate buckets: the price, the cash you need to reach the closing table, and the annual cost of holding it. The third one is where people from out of state are most often wrong, and it is wrong in both directions. Taxes are lower than they expect. Insurance is higher.
What homes actually cost in Sunset Beach
The town sells three different products, and a single median hides all of it. When we read all twelve pages of the Coldwell Banker Sunset Beach search on September 29, 2026, there were 364 listings carrying a Sunset Beach NC 28468 address, 231 of them active. Setting land aside, the 198 active residential listings looked like this.
- 198 active residential listings, $188,700 to $7,595,000, median asking price $370,000 Coldwell Banker Sunset Beach listings, September 29, 2026
- 113 single-family homes, median list price $535,000 Coldwell Banker Sunset Beach listings, September 29, 2026
- 68 condominiums, $189,000 to $529,000, median $275,000, almost all on the mainland Coldwell Banker Sunset Beach listings, September 29, 2026
- 13 townhomes, median $615,000; 37 listings were new construction Coldwell Banker Sunset Beach listings, September 29, 2026
- Those active listings had sat a median of 77 days Coldwell Banker Sunset Beach listings, September 29, 2026
- Brunswick County median sale price $409,000, up 2.2 percent year over year, 98 days on market against 67 a year ago Our Brunswick County market update, three months ending August 2026
Two things in there matter more than the median. The first is that condominiums and single-family homes are not competing for the same buyer: the $275,000 condominium median is a mainland golf-community number, and the $535,000 single-family median includes island houses that carry a different insurance bill entirely. The second is pace. A 77-day median on active listings, in a county where the typical sale now takes 98 days, means you are buying into a negotiating market rather than a bidding war. Our Sunset Beach community guide breaks the town down street by street.
What you need in cash before you get the keys
North Carolina has one feature that catches relocating buyers, and it is not the down payment. The standard contract pairs earnest money with a separate due diligence fee that you pay directly to the seller on the effective date of the contract. During the due diligence period you can walk away for any reason, and you typically get your earnest money back. You typically do not get the due diligence fee back. No statute sets its size: the amount and the length of the period are both negotiated, and in a county with roughly 2,250 active listings you have more room on both than you did two years ago.
The rest of the closing side is smaller than people expect. Recording a deed costs $26.00 for the first 15 pages and a deed of trust $64.00 for the first 35, under N.C.G.S. 161-10. The excise tax, often called revenue stamps, runs $1.00 per $500 of value and N.C.G.S. 105-228.30 puts it on the seller, not you. You will need a North Carolina attorney, because under the State Bar’s Authorized Practice Advisory Opinion 2002-1 the legal parts of a residential closing cannot be handled without one. The variable items are your lender’s fees, your attorney’s fee, the title premium and your insurance, and we do not quote those because no honest dated source exists for your specific purchase. Our post on buyer closing costs in this market walks through each line.
What it costs to hold, year after year
Taxes first, because this is the good news. Brunswick County adopted a rate of 34.2 cents per $100 for fiscal year 2026-27, and the Town of Sunset Beach kept its municipal rate at 16 cents when the council adopted its budget on June 15, 2026. Combined that is 50.2 cents per $100 of assessed value before any special district charge. On a house assessed at the $535,000 single-family median, that is about $2,686 a year by our own arithmetic on those two rates. On a $275,000 condominium it is about $1,381.
Insurance moves the other way, and it moves hard depending on where the house sits. We clipped the FEMA National Flood Hazard Layer to the town boundary on September 29, 2026: about 37.9 percent of the area inside the town limits is in a Special Flood Hazard Area, 19.0 percent of it Zone VE, the coastal high hazard zone where wave action is expected. The island is overwhelmingly VE and AE. The mainland golf communities are mostly not. That single fact is the largest cost difference between two Sunset Beach houses at the same price.
- Combined county and town property tax rate: 50.2 cents per $100 of assessed value Brunswick County and Town of Sunset Beach budgets adopted June 15, 2026
- Median annual flood policy cost in Brunswick County: $674 outside the high-risk zone, $1,218 in A and AE zones, $2,017 in V and VE zones FEMA OpenFEMA NFIP policy data, single-family policies effective on or after September 1, 2025
- Sunset Beach holds Community Rating System Class 6, a 20 percent flood insurance discount, the best class in our three counties FEMA Community Status Book, North Carolina, September 2026
- 30-year fixed mortgage rate 7.40 percent, up from 6.65 percent on August 20 Freddie Mac Primary Mortgage Market Survey, week ending October 8, 2026
- Principal and interest on the $535,000 median with 20 percent down: about $2,963 a month Our arithmetic at 7.40 percent on a $428,000 loan
Wind and hail is usually a separate policy here. The North Carolina Department of Insurance explains that coastal wind and hail is often written through the North Carolina Insurance Underwriting Association, the Coastal Property Insurance Pool, and that an NCIUA wind policy requires a primary policy from an admitted carrier that excludes windstorm. Expect a named storm deductible stated as a percentage of your dwelling coverage rather than a flat dollar amount. Ask for that number in dollars before you go under contract, not after. Our guide to coastal North Carolina homeowners insurance explains how the math works.
Dues, if the house has them
The town itself has no homeowners association, but most of the organized communities inside it do, including Sea Trail, which carries a master association plus separate associations for its condominium neighborhoods. Dues, what they cover and any capital contribution due at closing differ by neighborhood and change over time, so we pull the current dues statement and the recorded covenants for the specific address rather than quoting a range that would be wrong by the time you read it.
Island or mainland: the real cost split
On the island you are paying for the walk to the water and accepting VE or AE flood rating, higher wind exposure, and a single road on and off. On the mainland you are paying less, insuring for less, and driving about 1.4 miles to the beach access, an approximate OpenStreetMap estimate from Town Hall measured September 29, 2026. Owning on either side gets you one thing renters do not have: Sunset Beach taxpayers can register two vehicles for free island parking passes, which matters from April 1 through October 31 when paid parking is enforced daily from 9 a.m. to 5 p.m.
Three things we would say to your face. Brunswick is the slowest resale market we cover at 98 days, which helps you buying and will cost you patience when you sell. Brunswick County’s revaluation takes effect January 1, 2027, so every assessed value in this town resets and the rate that follows it has not been set, which means the $2,686 figure above is this year’s math and not a promise. And if you are buying a condominium, ask your lender early whether the association is warrantable, because financing a coastal condo is a different conversation from financing a house. For some buyers, Calabash ten minutes west or Ocean Isle Beach up the coast is the better fit at the same money.
Related questions people also ask
What is the cheapest way to buy in Sunset Beach NC?
A mainland condominium is the lowest entry point. When we read the Coldwell Banker Sunset Beach listings on September 29, 2026, the 68 active condominiums ran from $189,000 to $529,000 with a median of $275,000, almost all of them on the mainland side in the golf communities rather than on the island. The trade is that condominiums carry association dues the single-family houses may not, and association financing rules can limit which lenders will write the loan, so get your lender involved before you write an offer.
Do you have to buy flood insurance in Sunset Beach?
If the house sits in a Special Flood Hazard Area and you are financing it with a federally regulated lender, yes, the lender will require it. About 37.9 percent of the area inside the town limits is in such a zone, including 19.0 percent in Zone VE, based on the FEMA National Flood Hazard Layer clipped to the town boundary on September 29, 2026. Outside those zones nobody requires it, though many owners here buy it anyway, and Sunset Beach holds Community Rating System Class 6, which earns every policyholder in town a 20 percent discount.
Are property taxes high in Sunset Beach NC?
No, they are among the lowest in our market. Brunswick County adopted 34.2 cents per $100 of assessed value for fiscal year 2026-27 and the Town of Sunset Beach kept its rate at 16 cents, a combined 50.2 cents per $100 before any special district charge. The caveat is timing: Brunswick County’s next revaluation takes effect January 1, 2027, which resets every assessed value in the county, and the tax rate that follows that revaluation has not been adopted yet.
Before you tour, decide island or mainland, then get a written insurance quote on two real addresses, one on each side, so you can see the carrying cost difference in dollars rather than in theory. We will pull the listings, the flood determination and the dues statement for any address you are serious about. Schedule a consultation and tell us your price range and how often you plan to be here, and we will tell you honestly which side of the bridge fits.
