Is Hampstead worth it for the drive into Wilmington?

Worth it for land and newer construction, not for savings. Pender's median sale price is higher than New Hanover's and the tax rate runs higher too.
WyndWater community in Hampstead, North Carolina
The short answer

It is worth it if you want more land and newer construction than the same money buys in New Hanover County, and it is not worth it if you are moving to Hampstead to save money. Pender County’s median sale price is actually higher than New Hanover’s right now, and the combined tax rate on a Hampstead address runs above the rate inside Wilmington city limits.

Almost every buyer who asks us this has the premise backwards. They have been told Hampstead is the affordable alternative to Wilmington, and they are weighing the drive as the price they pay for that discount. The drive is real. The discount, at the median, is not there.

How long is the drive, really?

Hampstead is not a town. It is an unincorporated stretch of Pender County along US 17, and ZIP 28443 is effectively its boundary. Routing estimates from the US 17 and NC 210 intersection, in free-flowing traffic, put downtown Wilmington at about 17 miles and 30 minutes, the Mayfaire area at about 12 miles and 21 minutes, Wilmington International Airport at about 18 miles and 28 minutes, Wrightsville Beach at about 15 miles and 26 minutes, and the Surf City beach access at about 14 miles and 22 minutes. Novant Health’s Scotts Hill campus is five miles south. Those figures come from our Hampstead community guide.

Free-flowing is the operative phrase. Those are not 7:30 on a Tuesday morning or 5:15 on a Friday afternoon, when US 17 through Hampstead backs up at the traffic lights and the left turns. We tell every buyer the same thing: drive your actual commute, at the actual hour, in both directions, before you write an offer. A buyer who tests the route at 11 a.m. on a Saturday and then starts a downtown job at 8 a.m. has not tested anything.

Do not price in the bypass either. NCDOT expects the first segment of the US 17 Hampstead Bypass, from NC 210 to Sloop Point Loop Road, to open in late 2027, and the full $490 million project in 2030. We laid out the segment-by-segment status in our piece on when the Hampstead bypass will actually be finished. If you buy now, you are buying several more years of US 17 exactly as it is today.

Does Hampstead actually cost less than Wilmington?

Here is where the premise breaks. On the three months ending August 2026, Redfin put Pender County’s median sale price at $477,000, up 0.5% year over year, against New Hanover County’s $448,000, down 3.5%. Pender is the more expensive county at the median right now, and Hampstead is the expensive end of Pender, not its average. Our Pender County market update tracks both figures month to month.

The tax comparison runs the same direction. Pender County levies 73.75 cents per $100 countywide plus 9.25 cents for EMS, then a fire district rate of 9.5 cents in each of the Hampstead-area districts, for a combined 92.5 cents under the fiscal 2026-2027 county budget ordinance. There is no municipal tax on top, because there is no municipality. Inside Wilmington city limits the combined county and city rate is 63.75 cents per $100, according to Port City Daily’s July 2026 reporting, and in unincorporated New Hanover County it is 37.85 cents including fire services.

By the numbers

  • Pender County median sale price $477,000, up 0.5% year over year, 76 days on market; New Hanover $448,000, down 3.5%, 58 days Redfin, three months ending August 2026
  • Hampstead ZIP 28443 median sale price $489,788, down 3.7% year over year, at $215 per square foot Redfin, three months ending August 2026
  • 233 active residential listings in ZIP 28443, asking $154,000 to $3,995,000, median asking $565,000, 70 of them new construction Coldwell Banker listings read September 26, 2026
  • Combined Hampstead tax rate 92.5 cents per $100, against 63.75 in Wilmington and 37.85 in unincorporated New Hanover Pender County FY 2026-2027 budget ordinance; Port City Daily, July 2026
  • 30-year fixed mortgage average 7.28% Freddie Mac PMMS, week ending October 1, 2026

Put those on one house. At a $565,000 assessed value, the Hampstead bill is about $5,226 a year. The same assessed value inside Wilmington city limits is about $3,602, and in unincorporated New Hanover County about $2,139. That is roughly $1,600 to $3,100 a year of difference running against Hampstead, on top of the commute.

One honest qualifier on that comparison. Nominal rates across two counties are not perfectly comparable, because assessed values are set on different revaluation schedules. Pender revalued effective January 1, 2026, and then Senate Bill 889, signed June 19, 2026, delayed those new values by a year, so the bill you see at closing this year still uses the old schedule. Ask for the actual tax card on the actual parcel rather than multiplying a rate by your purchase price.

So what are you actually buying?

Range, mostly. Of the 233 active residential listings we counted in ZIP 28443 on September 26, 2026, 202 were single-family homes at a median asking price of $619,567, eleven were townhomes from $260,000 to $749,000, and nineteen were manufactured homes at a median of $249,900. Ninety land listings ran a median $199,000 and sat a median 152 days, more than twice as long as houses. Older ranch homes on an acre with a well and a septic tank sit minutes from subdivisions going up in phases. You will not find that spread inside Wilmington.

You are also buying the strongest corner of Pender County Schools. Every school with a Hampstead address earned a B on the state’s 2024-25 School Report Cards, while most inland Pender schools earned a C or D. The catch is capacity. On the district’s out-of-capacity table dated November 12, 2025, Topsail High enrolled 1,949 students against a capacity of 1,400, Topsail Middle 845 against 745, South Topsail 613 against 512, Topsail Annandale 572 against 506 and North Topsail 537 against 511. The district is redistricting with NC State’s Institute for Transportation Research and Education, with draft scenarios due in November and December 2026 and new boundaries effective for 2027-28, and J.H. Lea Elementary and Middle School is under construction in Hampstead for an August 2027 opening. The school your address feeds today may not be the one it feeds in two years.

On flood risk, most of Hampstead is high and dry. We queried FEMA’s National Flood Hazard Layer against 60 active Hampstead listings on September 26, 2026. Fifty-one came back Zone X, an area of minimal flood hazard, and three shaded Zone X. Six came back Zone AE at base flood elevations of 11 to 13 feet, all creek-side or sound-side, and one listing on Shipyard Lane came back Zone VE at 13 feet. If you want the community-level detail, our guides to WyndWater, East Wynd and Halcyon cover three of the newer neighborhoods inside this footprint.

Where this gets complicated

For a household with one Wilmington commuter and a preference for land, Hampstead usually pencils out. For two commuters it often does not, and we say so. Two people driving 17 miles each way is about 68 miles of commuting a day between them, roughly 340 a week, and that is before the school run. The other complication is that the thing most likely to improve the drive, the bypass, is also the thing most likely to put a four-lane highway behind someone’s back property line. Before you make an offer on anything between NC 210 and Sloop Point Loop Road, pull the NCDOT alignment and look at where it runs relative to the parcel. If the honest answer is that you need to be inside Wilmington, our New Hanover County market update is the better place to start, and with New Hanover active listings up 10.2% year over year in August 2026, per Redfin, there is more to choose from there than in several years.

Related questions people also ask

Is Hampstead considered part of Wilmington?

No. Hampstead is an unincorporated community in Pender County, with no town government and no municipal tax bill, while Wilmington is a city in New Hanover County. The practical consequence is that a Hampstead address pays Pender County taxes, votes in Pender County elections and attends Pender County schools, even though daily life often happens in Wilmington. People use the Wilmington label loosely because the commute is short, but the two are in different counties.

Will the Hampstead bypass shorten my commute to Wilmington?

Partly, and only for some trips. The bypass is designed to move through traffic around Hampstead rather than to speed up local trips, so if your daily driving is mostly errands and school runs inside Hampstead, it will change less than you expect. If you commute all the way into Wilmington or beyond, you should see a real improvement once the segments open. Either way, the state’s published dates are estimates and have moved before.

Does Hampstead have city water and sewer?

Some of it does and some of it does not. Pender County Utilities serves a growing share of the newer subdivisions, while many older homes on larger lots run on a private well and a septic system. This matters for your due diligence timeline and your financing, so confirm which one a specific property has before you are under contract rather than after.

Your next step

Drive the commute twice, once at your real morning departure time and once on a Friday evening, then pull the tax card and the FEMA flood zone on any Hampstead address you are serious about. If the drive still feels fine after the second trip, the rest is a pricing conversation. Tell us where you work and what you need in a house and we will put the Hampstead and New Hanover options side by side with the real monthly cost on each, and talk it through with you.
