Oak Island is a real town of about 8,400 permanent residents living inside a housing stock that is more than half empty most of the year, so winter is genuinely quiet and summer genuinely is not. What you are trading for the beach is distance from everything, higher cost to keep a house in salt air, and a tax bill that includes paying for sand.

We get this question from two kinds of people. One has rented on the island in July and wants to know whether the other nine months are lonely. The other is retiring or working remotely and wants to know whether Oak Island functions as a place to live rather than a place to visit. The honest answer is the same for both, and it starts with the numbers the census collects.

Oak Island counted 8,396 permanent residents in the 2020 Census, in a town with 9,910 housing units of which 57.2% sat vacant. That vacancy figure is not blight. It is second homes and vacation rentals, and it explains almost everything about what living here feels like. Your street in February may have four houses with lights on out of twelve. By the Fourth of July every one of them is full, the bridge backs up, and the grocery store parking lot is a contact sport.

What does it actually cost to own a house on Oak Island?

Start with the tax rate, because it is the one number you can pin down. The county charges 0.3420 per $100 of assessed value and the town adds 0.20, for a combined 0.5420. On a home assessed at $500,000 that is $2,710 a year, plus the $600 sewer district fee the town bills alongside it. Those figures come from the county tax rate page for fiscal year 2025 and the town’s own 2026 property tax page.

Look closely at the town’s 0.20 and you will see three cents of it labeled the sand fund. That is beach nourishment, and on Oak Island it is not a rounding error. The town’s most recent project placed a revised total of 1,955,000 cubic yards of sand, with the main portion running from November 21, 2025 to January 31, 2026, supported by $20 million in matched state funds and a $3 million Coastal Storm Damage Mitigation grant approved in December 2025. If you buy here, you are buying into an ongoing obligation to replace a beach that the Atlantic keeps taking back.

How isolated is it really?

Two bridges connect Oak Island to the mainland: the G.V. Barbee Bridge, open since 1975, and the Swain’s Cut Bridge, built in 2010. Two ways off an island is better than one, and in hurricane season you will be grateful for both. The ZIP code is 28465.

Day to day, Southport is the closest town with a full set of errands, and it is where your hospital is. Dosher Memorial Hospital in Southport is a critical access community hospital with 25 staffed acute care beds, and its service area explicitly includes Oak Island, Caswell Beach and Bald Head Island. For anything a 25-bed hospital does not handle, you are driving to Wilmington. In our experience that is a 45-minute to one-hour drive depending on the season and which bridge you take, which is fine for a specialist appointment and worth thinking hard about if you have a condition that means frequent visits.

Schools are Brunswick County Schools. Families on Oak Island generally feed into Southport Elementary, South Brunswick Middle and South Brunswick High, with Virginia Williamson and Bolivia elementaries also serving the broader Southport and Oak Island area. Verify the assignment for a specific address before you write an offer, because Brunswick County has redrawn lines before and will again.

Is the year-round community real?

Yes, and it is older and smaller than the summer crowd suggests. Roughly 8,400 people carry the town through the off season, which is enough to keep restaurants, a hardware store and a church calendar going, and not enough to keep everything open every month. Some places close in January. Some of them mean it.

What the winter buys you is the version of the island the visitors never see. The beach is empty, the fishing is good, and the shoreline belongs to whoever wants to walk it. Buyers who came for July and stayed for February are usually the ones who end up happiest here. Buyers who need a crowd and a choice of Thursday night plans tend to last about two years and then move to Wilmington or Southport, and we would rather tell you that now than list your house in 2029.

Where this gets complicated

We will not give you an Oak Island median sale price, because the published ones disagree too much to be useful. The medians the major national portals published for this island disagreed with each other by well over $100,000 when we checked them in September 2026, which is what happens when you slice a small, seasonal market into monthly statistics. The number we will stand behind is the county one: $409,000 median sale price and 98 days on market for Brunswick County in the three months ending August 2026, from our own market page. That 98-day figure is the honest warning for anyone buying here with a short holding period in mind. Brunswick is the slowest of the three counties we work, and a beach house you need to sell in a hurry is not a liquid asset. Most day-to-day errands happen in Southport instead, which is much closer.

Three cents of the Town of Oak Island’s 0.20 per $100 rate is designated as the sand fund, according to the town’s 2026 property tax information, and the town also draws on accommodations tax revenue and state grants for nourishment projects. Whether a particular future project also brings a special assessment on beachfront owners is a live question that has come up before, so ask about the current funding plan before you buy oceanfront.
