Northwest, NC
A 7.2 square mile city of about 900 people in northwestern Brunswick County, with a Leland ZIP code, a 0.612 combined tax rate, and acreage prices you cannot find closer to Wilmington.
Neighborhood Overview: Northwest homes for sale
Northwest is a city, not a subdivision and not a nickname for part of Leland. It incorporated in 1993 as Brunswick County’s 18th municipality and opened the current City Hall on Vernon Road in December 1998, per the city’s own history page. The Census Bureau’s 2024 Gazetteer puts the land area at 7.171 square miles, in the northwestern corner of the county near the Columbus County line.
The mailing address is the first thing we explain to buyers. Northwest uses ZIP 28451, the Leland ZIP, so listings and online searches blur the two. They are different places with different governments. Northwest has its own mayor, council and police department, and contracts planning and zoning to Brunswick County Planning under a Northwest Unified Development Ordinance and a zoning map adopted July 17, 2019. Most of what sells here is zoned NW-RR.
The housing stock is small and rural. The Census Bureau’s 2020-2024 American Community Survey counts 496 housing units: 331 single-family detached, 23 attached and 142 mobile homes, median year built 1997, with 411 of 460 occupied units owner-occupied and a population of 885 plus or minus 244. The NC Office of State Budget and Management puts Northwest at 905 for 2023, against a 2010 census count of 735. The city says the population should triple by 2027. That is a forecast, not a measurement, but the plats going in behind the tree lines make it less far-fetched than it sounds.
Home Price Ranges
On October 24, 2026 the Coldwell Banker Northwest, NC search returned 53 listings across two pages. Only 26 carry a Northwest address. The other 27 are Leland addresses in the same ZIP, mostly in the production communities off US 17. A buyer reading the unfiltered count thinks this is a market with fifty choices. It is not.
Of those 26, 24 are active: 16 homes and eight vacant parcels. The homes run from $249,000 for a 1,475 square foot manufactured home on 0.49 acres on Smith Briggs Lane to $615,000 for a 2,481 square foot house on Essie Mae Lane. The median asking price across the 14 single-family and townhome listings is $381,649, at a median 85 days on site. One outlier sits above the range, a 12-bedroom multi-family building at 1032 Xian Way asking $1,100,000. The eight land listings run $55,000 to $399,000.
Fifteen of the 16 homes are flagged new construction, so this is closer to a builder price sheet than a resale market, and three names cover most of it. Saunders Village, on Goose Crossing Road and Cardinal Branch Drive, is a planned unit development with county water, sewer and dues of $576 a year. The Farms at Northwest, on Essie Mae Lane, is rural residential on lots near 0.84 acres with well water and no association fee. The Xian Way townhomes, built in 2025, also list no fee. Our Brunswick County market update put the county median sale price at $394,000 for the three months ending September 2026, at 93 days on market. Set that against the ACS 2020-2024 median value here of $225,900 and you see the gap between what longtime owners hold and what builders ask.
Lifestyle & Community
With no commercial strip, the civic calendar carries the social life:
- Northwest City Hall, 4889 Vernon Road NE, where the city’s events calendar puts the Fall Festival on October 30, 2026 and the Christmas Celebration on December 5, 2026
- Jerry Munn Park, the city’s named park, listed under Parks and Recreation on the city website
- Northwest Police Department, a municipal force for a city of roughly 900, which is unusual at this size
- Founders Park in Leland, open sunrise to sunset October through April and 5 a.m. to 10 p.m. in season, about 22 minutes away
- Leland Cultural Arts Center, the town’s gallery, studio and performance space and the nearest arts venue
- Westgate Nature Park and Cypress Cove Disc Golf Course, also Town of Leland facilities about 20 minutes out
We tell buyers the honest version. There is no grocery store, no downtown and no restaurant row. Everyday shopping happens on US 17 in Leland, about 12.7 miles and 22 minutes away by routing estimate. What you get instead is quiet, deep lots, farm fields and planted pine. Some buyers want exactly that.
Schools & Education
Northwest is served by Brunswick County Schools. We ran four Northwest addresses through the district’s Edulog WebQuery tool on October 24, 2026: 4889 Vernon Road, 220 Essie Mae Lane, 1053 Xian Way and 4402 Smith Trail NE. All four returned the same schools, with grades from the 2024-25 NC School Report Cards read the same day:
- Lincoln Elementary School, 1664 Lincoln Road, Leland, PK-5, a D at 52, did not meet growth, 6.95 to 10.55 miles out by the district’s own figures
- Leland Middle School, 927 Old Fayetteville Road NE, Leland, grades 6-8, a D at 47, did not meet growth, 7.9 to 11.82 miles
- North Brunswick High School, 114 Scorpion Drive, Leland, grades 9-12, a C at 63, met growth, 8.44 to 12.36 miles
- Brunswick County Early College High School, Bolivia, grades 9-13, an A at 90, open countywide by application
This is the hardest part of the Northwest case and we are not going to soften it. There is no school inside the city, every assigned school is in Leland, and two of the three carry a D. The early college in Bolivia is an application, not an assignment. Run your exact address through the district tool before you write an offer.
Getting Around
Northwest is reached by US 74/76 and Interstate 140, and the CSX rail line crosses the city, per the city’s own profile. Routing estimates from City Hall at 4889 Vernon Road NE, approximate and in free flowing traffic, computed October 24, 2026: Leland about 11.5 miles and 24 minutes, downtown Wilmington about 16.2 and 26, the Port of Wilmington about 16.9 and 28, the airport about 20.6 and 34, Wrightsville Beach about 25.0 and 41, Oak Island about 33.6 and 50, Whiteville about 33.6 and 48.
Read those numbers carefully. Northwest is closer to downtown Wilmington than to any beach. The city maintains only about 6.2 miles of road on its Powell Bill allocation and says plainly that anything else is a state or private road, with private upkeep falling on the owners. Brunswick County’s own NCDOT page lists improvements to the US 74/76 intersection at Maco Road and Northwest Road as not funded and not in the State Transportation Improvement Program. That is the intersection most residents use. Nearby we also cover Leland to the southeast, Brunswick Forest along US 17, and Bolivia at the county seat.
What Buyers Should Know
Most of Northwest is high ground. We queried FEMA’s National Flood Hazard Layer on October 24, 2026 at City Hall, at 4402 Smith Trail NE, at Smith-Briggs Lane and at the town’s Census centroid. All four returned Zone X, minimal flood hazard, on FIRM panel group 37019C. Run against the full city boundary, the layer returns mostly Zone X plus two Zone AE special flood hazard areas and one 0.2 percent annual chance area along the eastern and southern edges. Check the parcel, not the city.
Being inland does not take wind off the table. Get the wind and hail deductible in writing before you remove due diligence, because on this coast it is commonly a percentage of insured value, not a flat amount.
The tax math is simple. The Brunswick County Tax Office rate table shows 0.342 per $100 countywide and 0.27 for the Town of Northwest in the 2026 column, a combined 0.612. On a $400,000 purchase that is roughly $2,448 a year. The table lists no separate fire district rate for Northwest.
Water and sewer deserve the most attention. The city’s planning page says utilities are provided by Brunswick County, and county Public Utilities ran sewer smoke testing inside the city from August 18 to 29, 2025 along Northwest, Sawmill, Smith Trail, Mt. Misery, Vernon, Old Blue Banks and Blue Banks Loop Roads, which is a fair map of where the sewer runs. Coverage is not universal: The Farms at Northwest listings show well as the water source. On an older house or a lot off those roads, make a well test and a septic inspection part of due diligence. The county’s main plant also carries this city’s name. The Northwest Water Treatment Plant at 3954 Clearwell Drive NE serves every county water customer, and its $167.3 million expansion to 48 million gallons a day, with low-pressure reverse osmosis to remove GenX and other PFAS, was still under construction as of the county’s August 2026 update.
On covenants, only Saunders Village carries dues. The Farms at Northwest and the Xian Way townhomes list no association fee, which usually means fewer rules and no one to enforce them, so read the recorded documents for your plat. Northwest is not a beach town, so there is no short-term rental permit to clear; your limits come from the Northwest UDO and any covenants on the lot. Two last notes on the existing housing. Mobile homes are 142 of the city’s 496 units per the ACS, which can narrow financing. And in October 2026 the city applied for a $950,000 block grant setting aside $579,271 for housing rehabilitation, which is a city being candid about the condition of part of its stock.
