Neighborhood Overview: Myrtle Grove homes for sale

Myrtle Grove is not a subdivision and not a town. The Census Bureau calls it Myrtle Grove CDP: 6.71 square miles and about 12,637 people in unincorporated New Hanover County, running from Carolina Beach Road east to Myrtle Grove Sound and the Intracoastal Waterway, south of the Wilmington city limits and north of Snows Cut. Almost every address reads Wilmington 28409, so buyers assume they are in the city. They are not, which is why there is no municipal tax line on the bill.

What you are buying is sixty subdivisions that filled the same ground over forty years. The county’s subdivision layer shows 60 recorded plats inside the boundary, from Tanglewood at 414 lots down to Fawn Valley at 49, which has a guide of its own. The median year built is 1997, and of 5,095 housing units 4,557 are single-family detached and 239 are mobile or manufactured, per the American Community Survey for 2020 through 2024.

Ownership runs deep. Of 4,854 occupied units, 4,060 are owner-occupied and 794 rented, and median household income is $113,463. On the ground that reads as wide lots, heavy canopy, and on the east side a line of private docks reaching across the marsh. Choose your side of Carolina Beach Road carefully, because the two halves price differently.

Home Price Ranges

On October 6, 2026 the Coldwell Banker Myrtle Grove page carried 88 listings, 63 active and 25 pending. Of the 63 active, 55 are houses and townhomes running $265,000 to $3,200,000, median asking price $610,000, and eight are land. Nine of the 55 are new construction.

The spread is the point. Townhomes on Winds Ridge Drive and Gantts Trail asked $265,000 and $267,500, the cheapest detached house asked $310,000, and a waterfront house on Masonboro Harbour Drive asked $3,200,000. Few places in this county offer that range at one tax rate.

Our New Hanover County market update puts the county median sale price at $448,000 for the three months ending August 2026, down 3.5 percent year over year, with 58 days on market and inventory up 10.2 percent. The 55 active homes here showed a median 67 days on market, slower, which is what happens when the expensive end is waterfront. For what people already own, the American Community Survey for 2020 through 2024 puts the median value of owner-occupied homes here at $439,100.

Lifestyle & Community

  • Trails End Park, 613 Trails End Road: a county boat ramp for kayaks and boats 22 feet or under, a catch-and-release fishing pier and six picnic tables, with first-come parking.
  • Masonboro Island Reserve, across the waterway: 5,653 acres of undeveloped barrier island, 87 percent marsh and tidal flats, reachable only by boat, with primitive camping capped at two nights.
  • Myrtle Grove Athletic Complex, 901 Piner Road: two lighted baseball fields, a lighted softball field and a football and soccer field.
  • Hanover Pines Nature Park, 6101 Carolina Beach Road: a dog park, a 1.25-mile walking trail, an owl playscape, shelters and restrooms.
  • The Monkey Junction restaurants: Sawmill Restaurant at 5611 Carolina Beach Road, Hibachi Bistro at 5619, P.T.’s Olde Fashioned Grille at 5916, Antonio’s Pizza and Pasta at 5932.

Here is the honest part. Myrtle Grove has no downtown, no walkable block and no library branch. The nearest is Pine Valley Library, three and a half miles north. Everything commercial sits on Carolina Beach Road, and you drive to it. Buyers who want to walk to dinner should look at Historic Downtown or Mayfaire and trade lot size for it.

Schools & Education

Myrtle Grove is served by New Hanover County Schools, and no one set of schools serves all of it. We sampled 402 points against the district’s own 2026 to 2027 boundary layers on October 6, 2026:

  • Elementary. About 64 percent of points, the center and north, go to H. C. Bellamy Elementary, 70 Sanders Road. The southern third, 24 percent, goes to Edwin A. Anderson Elementary, 455 Halyburton Memorial Parkway. The northeast corner, 5 percent, goes to Masonboro Elementary, 3518 Masonboro Loop Road, and a thin northern strip, 4 percent, to Pine Valley Elementary.
  • Middle. The line runs east to west. The northern 45 percent feeds Myrtle Grove Middle, 901 Piner Road, and the southern 54 percent feeds Charles P. Murray Middle, 655 Halyburton Memorial Parkway.
  • High. About 93 percent feeds Eugene Ashley High, 555 Halyburton Memorial Parkway, and the same northeast corner feeds John T. Hoggard High.

For scale, the county GIS schools layer lists capacity at 543 for Bellamy, 601 for Anderson, 548 for Masonboro, 674 for Myrtle Grove Middle and 752 for Murray. We are not quoting a letter grade, because we could not reach the North Carolina School Report Cards site this week and will not repeat a rating we did not read. Run the address through the district locator before you write an offer.

Getting Around

Myrtle Grove is closer to the ocean than to the city, and that is the trade. By road routing calculated October 6, 2026 from the center of the neighborhood, the Carolina Beach boardwalk is about 6.6 miles and 13 minutes, the Novant Health New Hanover Regional Medical Center main campus about 8.3 miles and 16 minutes, UNCW about 9.5 miles and 19 minutes and downtown Wilmington about 10.0 miles and 20 minutes. Wrightsville Beach and the airport run longer, and these are free-flow estimates.

Three roads do the work. Carolina Beach Road, US 421, is the spine and the only continuous route north to the city or south to the island. South College Road, NC 132, ends at it at Monkey Junction, 2.5 miles from the middle of the neighborhood. Masonboro Loop Road, Piner Road and Myrtle Grove Road carry the rest.

The weakness shows when you drive it. Everything funnels through Monkey Junction, and when that backs up there is no second way out. Against Carolina Beach or Kure Beach, Myrtle Grove buys a shorter commute. Against Wrightsville Beach, it buys more house for about twelve extra minutes to the sand.

What Buyers Should Know

Flood risk here is about which side of the neighborhood you buy. We queried the FEMA National Flood Hazard Layer at 402 points on October 6, 2026. Two hundred eighty-three came back Zone X, minimal hazard. Sixty-two came back VE, the coastal high hazard zone where wave action is expected, 38 came back AE, 18 the 0.2 percent annual chance band and one the floodway. Every VE point sat in the eastern third along Masonboro Sound, and that grid includes open water, so read the VE share as the waterfront edge. West of Masonboro Loop Road it is mostly X. Pull the determination either way, and if it comes back AE or VE, get a written insurance quote before you waive anything. Expect a windstorm deductible set as a percentage of coverage.

Carolina Beach Road is about to be rebuilt at your front door. The North Carolina Department of Transportation’s 2026 to 2035 State Transportation Improvement Program funds project U-5790, which widens US 421 from South College Road to Sanders Road and builds flyovers at the US 421 and NC 132 junction, at $54.5 million, with right of way in 2027 and construction in 2029. That is the Monkey Junction fix, and Sanders Road is inside the neighborhood. Two smaller projects land in 2026: W-5703C adds curb, gutter, sidewalk and lighting on Carolina Beach Road at $4.44 million, and BL-0181 builds a multi-use path down South College Road to Piner Road at $3.33 million.

Confirm water, sewer and the association in writing. Cape Fear Public Utility Authority says its service area covers Wilmington, Wrightsville Beach and much of unincorporated New Hanover County. Much of is not all of, and some parcels here sit on a well or a septic field. Then ask which of the 60 recorded subdivisions the parcel is in, because there is no single association and the covenants, dues and rules on docks and rentals change from one plat to the next.

A dock is not a given because a lot touches water. Permits on Masonboro Sound run through the state and the Army Corps, and marsh frontage is not a deeded slip.
