Is Oak Island NC a good place to retire?

Oak Island suits retirees who want a real year-round town and can budget for coastal insurance. It is harder if you need specialty care close by.

The short answer

Oak Island works well for retirees who want a real year-round town on the water, low town taxes and a hospital twenty minutes away, and who can budget for coastal insurance and a slow resale market. It works poorly if you need specialty medical care close by, or if you may need to sell in a hurry.

We get this question most often from people who have already decided they want the coast and are now choosing between Oak Island, Southport, Leland and the Brunswick beaches to the west. Oak Island is different from the others in one way that matters for retirement: people actually live here. Most of the barrier islands between Wilmington and the South Carolina line empty out after Labor Day. Oak Island does not.

That changes what the town is like in February and what you can expect from town services. It also means the cost structure is a town cost structure, with a fire department and a beach to maintain, and you pay for both in the tax rate. Below is what we can source today, drawbacks included.

What does it cost to own a home on Oak Island?

Start with the two tax rates, because they are the numbers you can actually pin down. The Town of Oak Island adopted its fiscal year 2026-27 budget with the property tax rate held at 20 cents per $100 of valuation. What matters for a retiree is how that 20 cents is divided: 10 cents to the general fund, 7 cents to the Oak Island Fire Department and 3 cents to beach renourishment. That last three cents is not a one-time line. Sand maintenance is a permanent cost of owning on a barrier island, and Oak Island has chosen to fund part of it inside the ordinary tax rate rather than only through assessments.

Add the Brunswick County rate of 34.2 cents per $100 for the same fiscal year and you get a combined 54.2 cents. On the Brunswick County median sale price of $409,000, that is roughly $2,217 a year. For buyers coming from New Jersey, New York or Ohio, that number is usually the biggest surprise of the move, and it is a real one.

One date to put on your calendar before you buy. Brunswick County is conducting a countywide revaluation of all real property effective January 1, 2027, with notices of new value going out by the end of March 2027. The county reappraises every four years and the last one took effect January 1, 2023. If you close here in late 2026, the assessed value on your tax bill is about to be reset, and on the coast four years of appreciation tends to land in one notice. The rate may come down to offset it, or it may not. Budget for the possibility that it does not.

Insurance is the other half of the cost, and it is the half we cannot quote you honestly without a real address. Wind, hail and flood on a barrier island are priced parcel by parcel, and the named-storm deductible is usually a percentage of your dwelling coverage rather than a flat dollar amount. We walk through how that math works in our guide to coastal NC wind, hail and hurricane deductibles, and the flood side in our Wilmington flood zones and flood insurance guide. Get a real quote during due diligence, not after.

Is the medical care good enough to retire here?

This is the question that should decide it for a lot of people, and it deserves a straight answer rather than a reassuring one.

Your nearest hospital is Dosher Memorial Hospital at 924 North Howe Street in Southport, just across the bridge. Dosher is a critical access hospital with 25 staffed beds according to the American Hospital Directory profile, data last updated April 2025. It opened a new 8,000-square-foot emergency department in December 2025 with 14 treatment bays, its own X-ray service and an isolation room, roughly doubling the size of the old one. For an emergency, a fall, a cardiac event, that is a genuinely short drive and a meaningfully better ED than Oak Island had two years ago.

Critical access status also tells you what Dosher is not. It is a small community hospital, not a tertiary center. Novant Health Brunswick Medical Center at 240 Hospital Drive NE in Bolivia is the larger county hospital, and Wilmington is about 27 miles and roughly 45 minutes away for most specialty care. If you are managing an ongoing condition that means regular oncology, cardiology or orthopedic appointments, map those specific drives before you fall in love with a house. Some of our retired clients make that trip happily. Others decide after one winter that they would rather be on the Wilmington side of the river.

What is daily life like year round?

The Census numbers tell the story better than we can. Just under 39 percent of Oak Island residents are 65 or over and 87.8 percent of occupied homes are owner-occupied. That is a town of homeowners, most of them retired, not a rental strip with a skeleton off-season population. Grocery runs, the fire department, the library and the neighbors are all built around people who are here in January.

The island itself runs more than 12 miles along the Atlantic with more than 60 public beach accesses, which is why you can usually park and walk on even in July. Two bridges connect you to the mainland: the G.V. Barbee Bridge on NC 133, and the Swains Cut Bridge on NC 906 at E.F. Middleton Boulevard. The town’s storm response policy is that bridges close when conditions make travel dangerous, typically at sustained winds of 40 miles per hour or above. Plan to leave early in a storm rather than late.

The golf cart question, which is not what most buyers assume

People picture retiring here and driving a golf cart to the beach. You can, but only on the town’s terms. Oak Island police are clear that an unregistered golf cart may not be driven on public streets. You need either a low-speed vehicle registered with the State of North Carolina, which requires seat belts, full lighting, brakes, a horn, a speedometer, a windshield, wipers and mirrors, or a town Mobility Device permit under Ordinance 28-38 for a driver with a qualifying mobility impairment, which involves an application, an officer inspection and a $5 fee. Permitted mobility devices may cross but not travel along Oak Island Drive, Beach Drive, Ocean Drive or any street posted above 35 miles per hour. The Town Council updated Chapter 28, Article II on July 29, 2026, including the designated beach access locations. Check the current rules with the police department before you buy a cart.

Where this gets complicated

Oak Island is a slow market to sell in, and that matters more at 70 than at 40. Brunswick County’s typical home took 98 days to go under contract in the three months ending August 2026, against 67 days a year earlier, with roughly 2,250 active listings countywide. Our own read is that the coastal resale end of the county, Southport and Oak Island included, is where that 98-day median is actually felt. If your retirement plan involves selling within a few years to move closer to family or into assisted living, build three to six months of carrying costs into the plan. The three cents of tax dedicated to renourishment is also a floor, not a ceiling: sand projects here have run around $40 million, and assessments on top of the tax rate remain a tool the town can use. If you want a walkable downtown, a hospital and your groceries all on the same side of a bridge, Southport is the honest alternative and we will tell you so.

Related questions people also ask

Does Oak Island have a hospital?

Not on the island itself. The nearest hospital is Dosher Memorial Hospital at 924 North Howe Street in Southport, a critical access hospital just across the bridge whose new emergency department opened in December 2025, as reported by WECT. Novant Health Brunswick Medical Center in Bolivia is the larger county hospital, and most specialty care is in Wilmington. For an emergency the drive is short; for ongoing specialist appointments it is a regular commitment you should map before you buy.

How far is Oak Island from Wilmington?

Our Oak Island community guide puts it at roughly 27 miles and about a 45-minute drive, with Wilmington International Airport about 36 miles away and also around 45 minutes. There is no shortcut: you cross one of the island’s two bridges to the mainland and head north, most often on NC 133 through Leland. Summer traffic on the island and at the bridges adds time between Memorial Day and Labor Day, so treat those as off-season figures.

Are property taxes low on Oak Island?

Compared with the Northeast and the Midwest, yes. Adding the adopted fiscal year 2026-27 rates for the Town of Oak Island and Brunswick County gives a combined 54.2 cents per $100 of assessed value, which works out to roughly $2,217 a year on a $409,000 value. The figure to watch is not the rate but the assessment: the Brunswick County Tax Office says its countywide revaluation takes effect January 1, 2027, with notices going out by the end of March 2027, and that is when four years of coastal appreciation shows up on your bill.
