Yes, for retirees who want golf, water access and a new hospital ten minutes up the road, and who like that an unincorporated address pays no city property tax. It is a weaker fit if you want an age-restricted community, a single-story house or a quick resale, because Porters Neck offers none of those reliably.
Porters Neck sits in northern New Hanover County along the US-17 corridor, about fifteen minutes north of downtown Wilmington and twenty from Wrightsville Beach. It is not one subdivision. It is a cluster of neighborhoods around Porters Neck Plantation, with waterfront property along the Intracoastal Waterway and Pages Creek at the edges.
Retirees ask about it for three reasons: the golf, the water, and the sense that it is established rather than newly built. Those are all real. The parts that surprise people are the tax treatment, the healthcare picture and the kind of house you will actually be shopping for.
What does it cost to retire here?
- Porters Neck median home price around $750,000, with a range from roughly $500,000 to past $1.2 million, and an average of 92 days on market Tidal Realty Partners Porters Neck neighborhood guide, 2026
- New Hanover County overall: $448,000 median, 58 days on market, prices down 3.5% year over year Tidal Realty Partners New Hanover County market update, August 2026 data
- Property tax: Porters Neck is unincorporated, so the rate is the county’s 30.6 cents per $100 plus the 7.25-cent fire services rate for unincorporated areas, for 37.85 cents. Addresses inside the Wilmington city limits add the city’s 33.15 cents instead New Hanover County fiscal year 2026-2027 rates, reported by Port City Daily, July 10, 2026
- North Carolina individual income tax rate 3.99% for tax years after 2025 N.C. Department of Revenue tax rate schedules, read October 7, 2026
The tax math is the part most retirees have not run. At 37.85 cents per $100, a $750,000 house in Porters Neck owes about $2,839 a year in property tax. The same value inside the Wilmington city limits, at the combined 63.75 cents, owes about $4,781. That is roughly $1,940 a year you keep by being outside the city, every year you own it. Unincorporated parcels do carry a separate stormwater services fee on the tax bill, so it is not quite free, but the gap is large.
On income, North Carolina does not tax Social Security benefits, and the flat rate on everything else is 3.99% for 2026. If you are a government retiree vested by August 12, 1989, the Bailey settlement exempts that pension from state income tax entirely. For retirees moving down from the Northeast or the Midwest, that combination usually matters more than the price per square foot. Our post on how NC property taxes compare to Ohio works through the same comparison from one common origin.
Insurance is the cost that goes the other way. Porters Neck is not oceanfront, but this is coastal New Hanover County and premiums have climbed across the region. Under the settlement between the Insurance Commissioner and the N.C. Rate Bureau, the beach territories along this stretch of coast absorbed a 16% increase in 2025 and 15.9% in 2026. Which rating territory a specific Porters Neck address falls into changes what you will actually pay, so get a real quote on the house rather than working from a rule of thumb. Properties along Pages Creek and the waterway also need a flood determination pulled on the parcel, and our flood zones and flood insurance guide explains what the maps actually require.
What about healthcare and getting around?
This changed materially in 2026. Novant Health opened the Scotts Hill Medical Center, a 250,000-square-foot hospital at 151 Scotts Hill Medical Drive on the New Hanover and Pender county line, to patients on June 16, 2026. It connects to the emergency department that had already been operating there, which doubled in size. For Porters Neck, that puts a full hospital with an emergency department a short drive north on US-17 rather than a trip toward downtown.
Novant Health New Hanover Regional Medical Center remains the main campus to the south, about twenty to twenty-five minutes depending on traffic. Between the two, Porters Neck now has better hospital access than most of the areas retirees compare it against, including the Brunswick County communities across the river.
Driving is straightforward. US-17 runs through the area and I-140 connects you around the region without going through town, which is the practical reason the area works for people who still travel. Wilmington International Airport is about twenty minutes. The honest caveat is that US-17 through Porters Neck carries heavy traffic at peak hours and has been getting busier as northern New Hanover and Hampstead grow.
Is it actually set up for retirees?
Partly, and this is where expectations need adjusting. Porters Neck Plantation is a gated community built around a Tom Fazio golf course with a country club, tennis and a pool, and that club calendar is the social backbone for a lot of retired residents. Club membership and dues sit on top of the HOA and are a separate decision with a separate cost, so ask for the current fee schedule rather than assuming it comes with the house.
Porters Neck Village, the independent living community at 1200 Porters Neck Road, sits on 58 acres in the same area and offers apartments and villas for residents who want to stop maintaining a house entirely. That is a genuine option inside the same neighborhood, which is unusual and worth knowing about if your ten-year plan involves eventually downsizing without leaving.
What Porters Neck is not is an age-restricted community. It is a family neighborhood assigned to Porters Neck Elementary, Noble Middle and Hoggard High, and you will have school buses and young families on your street. Buyers who want a 55-and-over setting with everything on one level are usually better served looking at the purpose-built communities in Leland and Brunswick County. We covered that side in is Leland a good place to retire, and the Porters Neck guide walks the neighborhoods here in more detail.
The housing stock is the real constraint. Much of what trades in Porters Neck is a two-story family house on a wooded lot, built from the 1990s onward, with the primary bedroom sometimes upstairs. If stairs are a concern now or likely to be in ten years, your actual inventory is far smaller than the listing count suggests, and you should be filtering for a first-floor primary from day one. Resale is the second issue: at an average of 92 days on market against the county’s 58, and with county prices down 3.5% year over year, this is not a place to buy if you might need out quickly. And if the golf course is the reason you are moving here, price the club membership before you price the house, because for some buyers it changes which neighborhood makes sense.
Related questions people also ask
Does Porters Neck have a 55-plus community?
Porters Neck itself is not age-restricted, but Porters Neck Village on Porters Neck Road is an independent living community for seniors offering apartments and villas on its own campus. That is a different product from an age-restricted neighborhood of single-family homes, which Porters Neck does not have. Retirees who specifically want that kind of neighborhood generally end up looking across the river in Brunswick County.
Do you have to join the country club to live in Porters Neck?
No. Porters Neck Plantation has a country club with golf, tennis and a pool, but membership is a separate decision with separate dues and is not a condition of owning a home in every part of the area. Many of the surrounding Porters Neck neighborhoods sit outside the gates entirely and have no connection to the club at all. Ask for the current membership categories and fee schedule before you assume either way.
Is Porters Neck close to the beach?
Porters Neck is inland, but it sits a short drive from Wrightsville Beach by way of Military Cutoff and Eastwood Road, and the Intracoastal Waterway runs along its eastern edge. Summer weekends and the drawbridge schedule stretch that drive noticeably. Owners who want to be on the sand rather than near it generally look at Wrightsville Beach or Figure Eight Island instead.
If Porters Neck is on your list, start by filtering for a first-floor primary bedroom at your price and see how short that list actually is, then get the club fee schedule and an insurance quote on two or three of them. That exercise usually settles the question faster than another tour does. We walk retiring buyers through it most weeks, and we are glad to run yours with you.
