Topsail Island is one of North Carolina’s most beloved barrier islands — a 26-mile stretch of pristine coastline divided among three towns: Topsail Beach, Surf City, and North Topsail Beach. Located in Pender and Onslow Counties, the island offers a deliberately low-key beach experience with wide sandy beaches, excellent fishing, and minimal commercial overdevelopment.

The island has a fascinating history — during World War II, it served as a top-secret military testing ground for early guided missiles under Operation Bumblebee. Today, the Missiles and More Museum in Topsail Beach preserves this unique heritage. The island is also home to the Karen Beasley Sea Turtle Rescue and Rehabilitation Center, one of the state’s most popular conservation attractions.

Housing on Topsail Island ranges from vintage beach cottages with retro charm to modern elevated coastal homes with panoramic ocean views. Each of the three towns has its own personality: Topsail Beach on the south end is the quietest, Surf City in the middle is the commercial and dining hub, and North Topsail Beach offers larger lots and newer construction.

As of early 2026, the median home price on Topsail Island sits at approximately $1.1 million. The market spans a wide range, from condos and smaller cottages starting in the $300K range to luxury oceanfront estates exceeding $2 million. Surf City tends to command the highest prices due to its central location and amenities.

By property type:

• Oceanfront and ocean-adjacent homes: $500K – $700K+, with premium lots near “The Point” (the island’s famous sunset-viewing spot) commanding the highest prices
• Interior homes and second-row properties: $350K – $550K, depending on lot size, condition, and proximity to beach accesses
• Cottages and smaller homes: From the low $300Ks, offering entry-level coastal ownership or strong rental investment potential

Property taxes on Topsail Island vary by location. The southern portion (Topsail Beach and Surf City) falls in Pender County with an effective combined rate of approximately 0.74%. North Topsail Beach is primarily in Onslow County, where the effective rate is roughly 0.60%. Both are reasonable for beachfront property.

Topsail Island’s lifestyle is defined by its unhurried pace and natural beauty. The island intentionally limits high-rise development and chain businesses, preserving a genuine small-town beach atmosphere. The Surf City Fishing Pier, stretching 937 feet into the Atlantic, is one of the longest on the coast and a hub for anglers.

Beyond the beach, Topsail offers excellent inshore and offshore fishing, kayaking through the tidal creeks, and some of the best shelling on the North Carolina coast. The island’s position slightly north of Wilmington means it often sees fewer crowds than the beaches closer to the city.

Dining is casual and centered in Surf City: Daddy Mac’s Beach Grille, Sears Landing Grill & Boat Docks, The Bistro at Topsail, and Max’s Pizza Shack are community favorites. Beach Shoppes of Surf City and the weekly farmers’ market provide shopping and local produce.

The event calendar includes the Surf City Ocean Fest, the Autumn with Topsail festival, the Holiday Flotilla, and regular fishing tournaments off the Surf City Pier. The Karen Beasley Sea Turtle Hospital holds open houses during nesting season that draw visitors from across the state.

Topsail Island spans two school districts. The Pender County Schools system serves students in the southern portion, with Topsail Elementary, Topsail Middle, and Topsail High School forming a well-regarded K-12 pipeline. North Topsail Beach students attend Onslow County Schools.

• West Brunswick High School — Niche grade B-minus, 1,512 students with a 17:1 student-teacher ratio
• Brunswick County Early College High School — Niche grade A, a selective option for 365 students seeking accelerated academics

Both districts offer solid academics. Topsail High School in Pender County is consistently rated among the better public high schools in the region. Private school options are available in nearby Wilmington and Jacksonville.

Topsail Island lies approximately 30 miles northeast of Wilmington, accessed via NC-210 or US-17 to the Surf City bridges. The drive to downtown Wilmington takes roughly 40–50 minutes depending on bridge traffic.

Wilmington International Airport (ILM) is about 45 minutes away. Jacksonville and Camp Lejeune are accessible from the north end of the island. The island’s slightly more remote location is part of its appeal — far enough from the city to feel like a true getaway, but close enough for convenient access to urban amenities.
